Welcome to HOUSIO ("HOUSIO," "we," "us," or "our"). These Terms of Service ("Terms") govern your access to and use of our website at housio.ae (the "Site") and our independent, buyer-side real estate advisory services, including due diligence, valuation, conveyancing, mortgage release, and Golden Visa coordination (collectively, the "Services").

By accessing the Site, registering for our events, or using our Services, you agree to be bound by these Terms. If you do not agree to these Terms, please do not access or use our Site or Services.

1. Agreement to Terms

By accessing our Site or utilizing our Services, you agree that you have read, understood, and agree to be bound by these Terms of Service. If you do not agree, you are prohibited from using the Site and must discontinue use immediately.

2. Scope of Services & Advisory Role

HOUSIO is an independent advisory platform representing only the buyer. You acknowledge and agree that:

  • Buyer-Side Focus: We work exclusively for you. We do not represent property developers, sellers, or brokers, and we accept zero commissions from them.
  • Advisory Only: Our Services consist of property scouting, due diligence, negotiation support, mortgage facilitation, and Golden Visa coordination. We are not a licensed real estate brokerage on the seller's side and do not sell real estate directly.
  • No Investment Guarantees: Any rental yield, capital appreciation, or ROI projections provided by HOUSIO are estimates based on historical data and market analysis. They do not guarantee future returns. You assume full responsibility for your investment decisions.

3. Eligibility

Our Services are intended solely for individuals who are at least 18 years of age and possess the legal capacity to enter into binding transactions under applicable laws in the United Arab Emirates and their country of residence.

4. Advisory Plans and Fees

HOUSIO offers structured engagement plans (Essentials B1, Guided B2, Concierge B3) and custom advisory scopes:

  • Service Fees: Fees for our plans are outlined on the Site or as specified in a signed service agreement.
  • Currency: All payments are payable in UAE Dirhams (AED) or Indian Rupees (INR) as agreed prior to engagement.
  • Payment Terms: Fees must be paid in accordance with the billing schedule. All fees are earned upon commencement of advisory work and are non-refundable unless otherwise agreed in writing.

5. Client Obligations

To enable us to perform our advisory services, you agree to:

  • Provide accurate, complete, and timely information, including identity verification documents (KYC) and proof of funds where required.
  • Comply with all local and international laws, including anti-money laundering (AML) laws and tax regulations.
  • Maintain the confidentiality of any proprietary analysis, due diligence reports, or templates shared with you by HOUSIO.

6. Disclaimers & Limitation of Liability

HOUSIO provides its advisory services with reasonable professional care, but makes no representations or warranties regarding:

  • Developer Performance: We are not liable for construction delays, developer cancellations, escrow fund mismanagement, or defects in the properties purchased.
  • Legal and Tax Decisions: While we review SPA terms and regulatory compliance, our advisory does not constitute formal legal or tax advice. You should consult qualified legal counsel for complex transactions.
  • Limitation of Liability: To the maximum extent permitted by law, HOUSIO's total liability under these Terms or in connection with the Services shall not exceed the total fees paid by you to HOUSIO for the specific service in question.

7. Intellectual Property

All content on the Site, including text, graphics, logos, analysis formats, templates, and reports provided to you, is the intellectual property of HOUSIO and protected by copyright laws. You may use our materials solely for your personal property search and transaction and may not resell, republish, or distribute them to third parties.

8. Governing Law and Jurisdiction

These Terms shall be governed by and construed in accordance with the laws of the Emirate of Dubai, United Arab Emirates, and the federal laws of the UAE applicable therein. Any dispute arising out of or in connection with these Terms or our Services shall be subject to the exclusive jurisdiction of the courts of Dubai, UAE, or the courts in Gujarat/Delhi, India, depending on where the service agreement was executed.

9. Changes to Terms

We reserve the right to modify these Terms at any time. Any changes will be posted on this page with an updated "Last Updated" date. Your continued use of the Site or Services after modifications are published constitutes your acceptance of the revised Terms.
